How do I set a Target Offer I can defend line by line?

A Target Offer is an opening number with reasoning attached. It is not a wish and it is not your ceiling.
Build it from the value range and the findings that change cost. Name each adjustment so you can say it out loud.
Keep a maximum that only moves when evidence moves. Do not open at the maximum.
If a safety-critical finding appears, stop using the calculator and get a professional inspection before you negotiate further.
